Why Real Estate - Using Real Estate as an Investment Vehicle
 

 

 

Real estate uniquely offers the opportunity for “leveraged” investing. Leveraged occurs when a large portion of an asset is financed with debt, and a minimal amount of cash is invested in relation to the total asset value. This allows an investor to acquire real estate assets with little cash out of pocket.

Most of our investors put as little as 20% cash down on a home but benefit from 100% of the investment’s value. For example, an investor acquires a property valued at $80,000 with $16,000 in cash (20% down program). With a modest increase in value of 5%, 25% of the out of pocket investment is recaptured the in the first year.  This is in addition to the positive cash flow generated by the investment.
